Seasonal Rental Periods
Peak - March 1st through October 31st
Off Peak - Nov 1st through February 28th
2008 Rental Rates
Peak - Fri/Sat-$700.00/night, Sunday thru Thursday- $600.00/night; $3,800.00/week
Off Peak - Fri/Sat-$600.00/night, Sunday thru Thursday- $500.00/night; $3,200.00/week
A two-day minimum is required for weekend rentals.
Corporate rates available, discounts available for extended stay
Rental charges are subject to state and city taxes
Holidays
Memorial Day, 4th of July and Labor Day are reserved each year by the owners.
All other major holidays are a two-day minimum at the weekend rate.
Rental Policies
Kemah Bay Breeze, LLC rents to family groups and responsible individuals (over age 25) only. Kemah Bay Breeze, LLC is NOT AVAILABLE for Special Events and will not rent to prom groups, school or graduation parties, spring break parties, sororities, fraternities, or any other groups whose rental request does not conform to our rental policies and guidelines.
No Smoking
Smoking is prohibited inside the house. Ashtrays are provided on patios and deck.
Occupancy
Sleeps 10 people comfortably and up to an additional 6 visitors/guests (NOT OVERNIGHT GUESTS) are permitted with your rental fee. Your rental reservation is for a specified number of adults and children. Exceeding the occupancy limit specified on your lease agreement at any time during the rental could result in the immediate termination of the rental with total loss of rental fees and deposits paid. PLEASE NOTE: A caretaker lives on the property to assure conformance to all policies.
Arrival/Departure
Check in time is between 2:00 & 6:00 PM. A representative will meet you upon the arrival time designated on your contract. If for any reason you are delayed, please have the courtesy to contact us on our toll free number so the appropriate parties can be notified. Check out is no later then 2:00 PM on the date of departure unless prior arrangements have been made. Late checkouts are subject to a $50.00 fee that will be deducted from your security/damage deposit.
Reservations
Reservations are confirmed upon receipt of your security/damage/cleaning deposits and signed lease agreement. To check your dates of interest, please go to the "Availability" page of our web site. All dates are available, unless they are marked "Reserved." A date may show “Hold” – pending receipt of deposit or “X” meaning closed for maintenance. A reservation request can be made by email or by calling our toll free number. At that time, arrangements will be made to send our a lease agreement and other documents that require a signature (these .doc files can be emailed to you.) Signed original documents and your deposit check must be received within one week of the initial reservation request.
Security Deposits
A Security/Damage deposit of $500.00 is required plus a cleaning deposit of $250.00 of which $100.00 is refundable provided vacating checklist is followed. If the house (inside & out) is left in satisfactory condition, a refund check will be issued within 30 days of your departure. The cost of any repairs, damages, extra cleaning, items missing, lost keys, etc., will be deducted from the deposit.
Cancellations
If it is necessary to cancel a confirmed reservation, a minimum of 30 days notice must be given in order to receive a refund (less a $50.00 cancellation fee.) If canceling less then 30 day prior to the arrival date, we will try to re-rent the property. If successfully re-rented, a refund will be issued (less the $50.00 cancellation fee.) If the property cannot be re-rented, the deposit holding your reservation will be forfeited.

Pets
Pets are STRICTLY FORBIDDEN on or in the property at any time. If a pet is discovered in or around the property, your deposit will be forfeited.
